Case Study: Mulching a Dubai Marina Terrace Garden

Terrace and balcony gardens on Dubai Marina towers are among the hardest planting environments in the emirate. The soil sits in shallow planters, the plants are exposed to constant wind funnelling between towers, and glass and concrete reflect heat onto foliage from several directions at once. This profile documents how one such terrace was stabilised with a coconut coir mulch layer and a revised irrigation regime.

Client Type & Location

The client is the resident of a high-floor apartment in a Dubai Marina tower with a wraparound terrace planted as an ornamental garden. The scheme is built entirely from raised planters and built-in concrete troughs — there is no ground soil at all. The growing medium is a shallow lightweight potting mix over drainage board — different from the sandy ground soil on our mulch in Dubai page, but with the same weakness: it dries fast, holds little organic matter and heats up quickly when bare. The exposed terrace makes each of those worse.

The Challenge

Three challenges dominated, all amplified by the tower environment:

  • Wind-driven evaporation. Sustained wind across an open terrace strips moisture from an exposed medium far faster than a sheltered ground garden. The drip system was cycling frequently and the surface was still drying within an hour.
  • Reflected and radiant heat. Glass balustrades and concrete slabs re-radiate heat onto low planting through the afternoon, pushing leaf and surface temperatures well above the ambient 45C-plus of a Dubai summer.
  • Medium loss and crusting. The lightweight mix was blowing out of the planters in strong wind and crusting on top, so water ran off the surface instead of soaking in.

Underlying all of this was a biology deficit: a shallow sterile mix with no humus and little microbial life to hold structure in the root zone. The science is covered in our note on how mulch retains soil moisture.

The Solution

We specified a continuous layer of Green Zen organic coconut coir mulch across every planter surface at 50mm — the lower end of the residential 50–70mm range, chosen because planter depth is limited and a deeper layer would sit proud of the planter lip and blow off. Coir suited this terrace for specific reasons:

  • The fibres knit into a mat that resists wind far better than loose bark or wood chip, which would have scattered across the terrace and the neighbours below. This is one reason we steer clients away from bark, as set out in our pine bark vs organic mulch comparison.
  • As a pH-neutral (5.8–6.8) material it works with the potting mix rather than acidifying or alkalising it.
  • It is a genuine coconut coir mulch that decomposes into humus over its 18–24 month life, slowly building organic matter into a medium that started with almost none.

No landscape fabric was used; at 50mm the coir suppresses weeds and windborne seed adequately while still letting the layer feed the medium below.

At terrace scale, bagged product carried up in the service lift is the practical choice — roughly 20 × 50L bags make one cubic metre, so most terraces need a handful of bags rather than a bulk drop. Installation

Installation followed the method in our installation guide, adapted for a terrace with no vehicle access:

  1. Access and delivery. Bags were delivered to the loading bay and moved up by service lift; timing was booked around building rules: [PROJECT DATA — confirm delivery date and access arrangements].
  2. Surface preparation. Crusted material broken up, drip lines checked and left on the medium surface under the mulch where they lose least water.
  3. Deep pre-watering. Each planter watered thoroughly before mulching so the layer locked in moisture rather than sealing over a dry crust.
  4. Spreading. Coir laid at a measured 50mm, kept just below the planter lip so wind could not lift it over the edge.
  5. Stem clearances. A gap left around every stem and trunk to keep moisture off the bark — the most common mistake we correct on planter jobs.

A light settling irrigation finished the work, knitting the fibre into a wind-stable mat.

Results & Water Savings

The mechanism is well established: an organic mulch layer can cut soil moisture loss by up to 70% versus a bare surface by interrupting direct evaporation and moderating surface temperature. Lessons Learned

Three takeaways now shape how we brief terrace and balcony clients:

  • Keep the layer below the lip. On an exposed terrace, mulch proud of the planter edge will blow off. A measured 50mm sitting just under the rim stays put; overfilling does not.
  • Bags beat bulk up a tower. Vehicle-delivered bulk is cheaper per cubic metre but impractical above ground level. For terraces we plan around 50L bags in the service lift and reserve bulk for podium and ground schemes.
  • Budget a higher top-up rate. Wind loss means terrace mulch needs replenishing a little more often than a sheltered ground garden — clients who budget for it keep the benefit year round.
