The Problem
Three linked problems, all traceable to bare, exposed sand:
- Evaporation losses. In a Dubai summer the air pulls moisture out of bare soil at an extreme rate. Drip emitters were running twice a day, yet the surface was bone dry within hours of each cycle. Most of that water never reached the plants — it left the soil as vapour.
- Root-zone heat stress. Exposed sand surfaces in direct sun can climb far above air temperature on 45°C+ days. Shallow-rooted shrubs and seasonal colour were cooking from below, which showed up as leaf scorch and summer dieback.
- Annual replanting costs. The owner had normalised losing a share of the planting each summer and rebuying every October, at a recurring cost that exceeded the price of mulching the entire garden.
There was also a soil-biology problem hiding underneath: with no organic matter and surface temperatures spiking daily, there was effectively no humus layer, no earthworm activity and minimal microbial life to hold nutrients in the root zone.
The Solution
We specified a single continuous layer of Green Zen coconut coir mulch across all planted beds at 70mm — the upper end of the residential 50–70mm range, chosen because the garden's worst problem was summer evaporation and the thicker layer gives better insulation. Coir was the right material for three reasons:

- As a 100% organic mulch it breaks down into humus over its 18–24 month life, feeding soil biology instead of just sitting on the surface.
- Coir fibre knits together and doesn't blow around in shamal winds the way lightweight wood products can.
No landscape fabric was installed under the mulch. Fabric blocks the breakdown products from reaching the soil and tends to surface over time; the coir layer itself suppresses weeds adequately at 70mm.

Installation

- Bed preparation. Weeds removed by hand, surface lightly raked, drip lines checked and left on the soil surface (under the mulch, where they belong — mulch over drip dramatically cuts emitter-point evaporation).
- Deep pre-watering. Beds irrigated thoroughly before mulching so the layer locks in moisture rather than sealing over dry sand.
- Spreading. Coir spread at 70mm, measured with a depth stick rather than by eye — almost everyone under-applies when judging visually.
- Clearances. A 75–100mm gap left around every stem and trunk. Mulch piled against stems holds moisture on bark and invites rot; this is the single most common DIY mistake we correct.
- Settling irrigation. A light watering to settle the fibre so it knits into a mat.
